By Amara Okafor28 November 20242 min read

From EPC ratings to selective licensing, this comprehensive guide covers every regulation landlords need to know in 2024 and beyond.

Navigating landlord compliance in England has never been more complex. With new regulations being introduced regularly, staying compliant isn't just about avoiding fines — it's about protecting your investment and your tenants.

Essential Compliance Checklist

Gas Safety

Every rental property with gas appliances must have an annual Gas Safety Certificate (CP12) conducted by a Gas Safe registered engineer. This must be provided to tenants within 28 days of the check.

Electrical Safety

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR every 5 years. All electrical installations must meet the 18th Edition of the IET Wiring Regulations.

EPC Ratings

The minimum EPC rating for rental properties is currently E. The government has proposed raising this to C by 2028 for new tenancies. Start planning upgrades now.

Deposit Protection

All deposits must be registered with an approved scheme within 30 days of receipt. Failure to comply can result in penalties of 1-3x the deposit amount.

Right to Rent

Landlords must verify that all tenants aged 18+ have the right to rent in England before the start of the tenancy.

Upcoming Changes

The Renters Reform Bill is expected to introduce significant changes including the abolition of Section 21 'no fault' evictions, a Decent Homes Standard for the private rented sector, and a new Property Portal for landlord registration.
